I wanted to thank you so much for your expert help in closing my refinance.  I didn’t think I could get a loan while still in Chapter 13 bankruptcy. On top of that I had a tax lien which had become a serious issue for me. You came highly referred by my attorney, and apparently with good reason. As soon as we got court approval to go through with the refinance, you were able to close the loan quickly, paying off the IRS while at the same time getting me out of bankruptcy and cutting my monthly payments. Tax problems lead me into a chapter 11 Bankruptcy.  That's the worse type of bankruptcy you can have because it starts with a chapter 7 and follows with a chapter 13.  I had a perfect credit history prior to the tax problem but had to resort to the bankruptcy filings to pay off my tax obligations to the state and federal taxing authorities.  My chapter 13 plan was scheduled for approximately 5 years and I wanted to end it as soon as possible so that I could begin rebuilding my credit.  Fortunately for me, I own a home and the house appreciated significantly during the first 2 1/2 years of my chapter 13 program.  With Tim Storm's assistance, I was able to refinance the first mortgage and receive enough extra cash to pay off the chapter 13 Bankruptcy.  I also ended up with some additional extra cash.

 I knew I was a high risk customer when I initially contacted Tim and thought he would be able to set me up with a loan but feared the high interest rates that are commonly associated with high risk borrowers.  After reviewing my credit history, Tim told me he thought I could qualify for an FHA loan with a 7.5% interest rate.  He thought I could qualify because I wasn't late on any of my debt obligations for the prior 12 months.  Within two weeks I was approved for an FHA loan and recently closed escrow with a 7% loan.

 I'm blown away that the interest rate on my new loan is lower than my previous loan and didn't think it was possible because of my credit situation, but Tim was able to help me out because he's familiar with the chapter 13 bankruptcy process and was able to communicate my situation to the right lenders and my attorney.  From start to finish it took approximately 5 months to complete the refinance process because the court process moved slower than the loan process.  All in all I'm very satisfied with the outcome and highly recommend Tim's services to anyone who is in a situation that was similar to mine. Thanks.

I wanted to thank you for helping us secure the loan for our new house. Eight months ago we never dreamed that we would be able to own a home. I sent out requests to lenders just to see what it would take for us to get a loan so that we could work on getting ourselves in position to obtain one. I was surprised when you told us we qualified immediately.

When we finally did find a place to buy we had several other lenders who were interested in handling our loan. However, all of them were extremely cautious and at times negative about our situation, which often left us discouraged. They would say things like, “you probably will qualify, but its very tight. I can’t promise anything.”  They would ask for all kinds of information and even ask for money up front for the appraisal on the home. We really felt like we were at such a disadvantage. We felt like our situation was so desperate that we had to comply with all their requests.

Luckily we began to work with you. Every time I called you I got a positive response. You always assured us that we were well qualified. You never asked for more than the standard documentation. You didn’t ask for money. Any time we asked questions  you responded quickly and gave us honest and insightful answers. Even though you knew the other lenders were trying to get our loan you never hassled us or even tried to convince us that we had to get the loan through you. When we compared the quotes from other lenders it was obvious that yours was better. Our real estate agent, who also acted as the escrow agent, told us at the closing that our interest rate was the lowest he had seen for several weeks. Everything about our loan made us feel that we got a fair deal with no hassle.

Perhaps best of all was the service you provided. The day we needed to sign our loan papers you traveled all the way to North Orange County to our home with the papers because we were unable to come to you. We had just come from the hospital where my wife had delivered our son the day before. With the birth of our son things were hectic, but you made everything so easy by coming to our home. In addition, every time we asked for an update you promptly responded. Finally, when all of a sudden we decided to close four weeks early you rushed the loan through and helped us meet the accelerated deadline.

All I can say is that rarely have we ever felt so good about a transaction. Thank you for all of your help. Thank you for being positive and friendly. Thank you for helping us purchase our home. It has made such a difference in our lives.
